- Identity
- Record the build date, manufacturer, model, size, and listing description. Match the HUD label, data plate, and VIN or serial number for each section.
- Ownership
- Find the current title for each section or the recorded title-retirement papers. Add lien releases, the sale contract, deed, and matching owner names.
- Tax and decal
- Match the RP or MH decal to the tax-collector receipt. Then check the property-appraiser class and any tangible-personal-property record.
- Site and setup
- Find the installer license and installation decal. Add the tie-down, foundation, permit, inspection, utility, zoning, and flood records.
- Park or community
- Keep the lot agreement with the prospectus and separate flood disclosure when required. Add the park rules, rent and fees, utilities, notices, resale limits, association papers, and complaint path.
- Risk and upkeep
- Keep insurance quotes and the flood decision together. Add wind and tie-down checks, repair papers, evacuation instructions, warranties, and storm photos.
