The letter has clear limits. It does not check parking, code violations, liens, or compliance with every development rule. It also does not settle legal nonconforming status. It is not a title search, permit closeout, survey, or promise that a project can be built.
For land inside Daytona Beach, start with the address and 12-digit parcel ID. The Volusia County Property Appraiser search can help find the parcel. The city owns the zoning letter. Use the current city form because fees and response times can change.
Save the dated letter with the property file. Keep the planned use with it. If the plan changes, ask whether the old answer still fits before signing a lease, buying, or drawing plans.
