A mortgage-originator check needs the person, company, and NMLS status
Before sending private mortgage papers, match the originator, company, branch, and NMLS status while accounting for federal registration and narrow Florida exemptions.
Before you upload a Social Security number, tax return, or bank statement, look up the loan worker. Search the full legal name or NMLS ID through the link on Florida OFR’s license page.
For a person with a state license, the Florida status must allow current work. “Approved-Inactive” does not. Under “Authorized to Represent,” check the company tied to the person. Match the name, company, branch, phone, and NMLS numbers to the loan papers.
A worker at a bank or credit union may have an active federal NMLS record instead of a Florida MLO license. Florida law also excuses a few government, nonprofit, legal, and other types of work. For that reason, the lack of a Florida license is not the whole answer. Ask which path applies, then verify the state or federal record when that path calls for one.
Read NMLS actions and OFR final orders as separate checks. An active record does not tell you whether the rate, fees, or loan terms are good. It does tell you who is asking for the private file and the company or rule behind that work.
