North Miami lien search checks city balances

North Miami has a city balance check that belongs beside the closing papers.

The lien search can report amounts due for water, sewer, sanitation, and stormwater. It also covers special assessments, code tickets, liens, and other dues. These city items can be different from the mortgage or deed record. A paid water bill is not a full city lien search.

For a purchase, refinance, inheritance, or other transfer, start with the exact folio number, address, and owner name. Use the current North Miami form. The request method, price, and turnaround can change, so an old report or saved instruction sheet is not enough.

Keep this search separate from the permit search. A city balance report does not prove that every permit had a final inspection. A permit record does not settle the utility or code balance. Send an open item to the city division that owns the record.

Save the dated result with the closing or property file. When a balance appears, identify who will clear it and how the closing papers will show that work. That is easier while the file is still open.
