Before buying, search the exact address. Match the listed work to the roof, windows, pool, fence, addition, or converted room you can see. Look for the final inspection, not only an issued permit. Many records from before 2004 may not appear online, so older work may need a city microfilm request.
Before starting work, open the current city requirements. The public can search, but only approved users can file applications or book inspections. An owner-builder follows a different path from a licensed contractor.
Keep the permit number, work description, inspection history, and closeout in the house file. The search can show contractor details tied to a permit. It does not replace separate license, complaint, deed, lien, or association checks. It does show which question belongs at the permit counter before money or materials move.
